The practice offers a full range of architectural services from the inception of a project right through to it’s successful completion. Typically this would involve the following :
DESIGN STAGE
PRE-DESIGN
Includes site investigation and climatic assessment
Investigation of Local and State Gov’t planning controls,
Arrange for a professional survey as necessary.
Prepare measured drawings of existing development if required.
and establish a digital data base for the project.
PRELIMINARY ( CONCEPT ) DESIGN
Includes establishing a comprehensive design brief based on the client’s functional requirements, family structure, lifestyle factors, design preferences and budget and preparation of an initial design taking into account all the above.
This design would reflect our initial and perhaps preferred approach to the project but is not intended as a fully resolved olution but rather as a starting point for in depth discussion and detail resolution.
This stage often includes alternative design options where the ultimate approach may not be clear cut.
DESIGN DEVELOPMENT
Includes the detail development of an agreed concept through a process of client meetings and design amendments and culminates in a set of comprehensive sketch plans for the project illustrating the layout and form of the building in its immediate context.
DOCUMENTATION STAGE
DA DOCUMENTATION
This stage takes the developed sketch plans and elaborates them to a point where they are suitable for development application purposes as required by the Local Authorities.
Apart from dimensioned drawings, this usually includes a Statement of Environmental Effects, BASIX assessment and a range of other accompanying submissions which may include shadow diagrams, arborist’

CC DOCUMENTATION

CALLING TENDERS
As the name implies, this stage allows for the preparation of tender documents and issuing same to a selection of builders for pricing purposes. It also includes the evaluation of tender results, our recommendation as to the appropriate builder and any tender negotiations that may be necessary in the process.
CONSTRUCTION STAGE
CONTRACT ADMINISTRATION
This service includes for the setting up of an appropriate Form of Agreement with the selected contractor / builder, ensuring your interests are adequately represented and thereafter
maintaining a programme of regular site inspections to check work in progress. We would assist the builder with any queries or requests for additional details and generally to ensure that the design intent is carried through to completion to a high standard of construction.
This stage also allows for the processing of builder’s claims, certifying payments and managing any variations as they arise. Defects, if any are listed on completion and their rectification managed through retention provisions included in the contract.
ON-CALL SERVICES
Alternatively, should the client choose to make his own contract arrangements, we would usually be prepared to stand by on an ad hoc basis during the construction stage to render any assistance that may be required.
POST CONTRACT
Where circumstances dictate, we are prepared to offer any follow up services, be they retro-fitting, additions or alterations latent construction issues and the like.
PARTIAL SERVICE & CONSULTANCY WORK
Under normal circumstances we would be prepared to provide partial services in line with the stages outlined above. We are also available to provide general consultancy on specific building related matters.
John Adameitis is a listed consultant duly recognised by the NSW Heritage Office and has considerable experience as an expert witness in the Land & Environment Court of NSW, having acted on different occasions for both applicants and Councils.
OUR LIMITATIONS
SECONDARY CONSULTANTS
As a general rule, all secondary consultants would be engaged and paid by you direct. We are however happy to arrange the engagement of appropriate people on yourbehalf.
COST ESTIM
Building costs are ultimately market driven and are beyond our abilirty to predict with definite accuracy. Estimate prepared by us in the course of a project should therefore be regarded as indicative only. They are generally based on statistical rates where such exist, coupled with our own most recent experience in the marketplace. As a rule they do not include contingency sums. Where a higher order of accuracy is required we recommend you engage the services of a qualified quantity surveyor.
